Nebraska, cumulatively referred to herein as "the Properties," and generally described as follows:
South Half of the NEI/4 East of the Country Road, excepting therefrom Lots 20,
23 and 24; AND Lot 12 in the North Half of the SE1/4 East of the Country Road,
excepting therefrom Sublot 3 of 12, Sublot 4 of 12 and Sublot 5 of 12, containing
99.75 acres more or less, all in Section 21, Township 12 North, Range 11 East of
the 6th P.M., excepting therefrom that part deeded to Lonnie Coonts and Mary
Lennea Coonts, recorded in Book 127, Page 586 and excepting therefrom that
part deeded to August C.Lempka, recorded in Book 147, Page 56, all in Cass
County, Nebraska.

Avg $ 100 per year in administrative fees

Approx.$6,000 per year (+/- $200/year)
31 lots x $200/year dues = $6,200

This is breaking even, assuming everyone is paying, which is not happening regularly.

Last Meeting Minutes:

I.H.H.I. BOARD MET AT DUIN'S ON MAY 18. 2011

PRESENT WERE JOHN HARRINGTON, PRESIDENT
ROGER THEIMER, VICE PRESIDENT AND CORA DUIN, SECRETARY.
 
CORA READ THE MINUTES FROM THE APRIL 21, 2011 ANNUAL MEETING. FOLLOWING ARE THE DISCUSSIONS ON THOSE MINUTES.
 
ANALISA BERENS, TREASURER, WAS NOT PRESENT, SO THERE WAS NO REPORT OF FUNDS ETC. SHE DID E-MAIL THAT ANNUAL DUES WERE NOT BEING PAID. JOHN AGREED TO MEET WITH ANALISA AND HELP WITH IDEAS ON COLLECTING ANNUAL DUES THAT ARE FRIENDLY AND CONVENIENT TO ALL. PENALTIES AND LIENS WERE ALSO DISCUSSED.
 
JOHN SUGGESTED THAT WE CONTACT G. SNODGRASS ABOUT WHAT TO DO TO IMPROVE THE ROADS, MR. SNODGRASS HAS BEEN HIRED TO MAINTAIN THESE ROADS FREQUENTLY. CORA WILL CALL HIM.
 
THE BOARD LIKED THE IDEA OF A "NEWS BOARD" IN THE AREA OF THE MAIL BOXES. THIS WOULD BE  EFFECTIVE IN REACHING EVERYONE WITH NEWS AND AREA IMPROVEMENTS ETC. THEY DECIDED THAT IT SHOULD BE ATTRACTIVE, WELL BUILT AND WEATHER PROOF. THEY ALLOTTED $150.00 FOR THE CONSTRUCTION. CORA OFFERED TO INQUIRE AS TO OWNERSHIP OF THE LAND IN THE AREA. SHE ALSO OFFERED DENNIS DUIN TO BUILD THE "NEWS BOARD".
 
THE BOARD DECIDED TO CREATE A QUARTERLY NEWS LETTER FOR RESIDENTS. THE GOAL BEING TO KEEP PEOPLE INFORMED, BETTER ACQUAINTED AND HOPEFULLY INVOLVED. JOHN OFFERED TO CREATE THE NEWS LETTER AND ROGER WILL HELP.
 
ROGER REPORTED THAT HE, AS A BOARD REPRESENTATIVE, DID VISIT WITH OWNERS THAT HAVE  PILES OF DEBRIS, BUILDING MATERIALS AND OTHER UNSIGHTLY OBJECTS ON THEIR PROPERTY. HE ASKED THAT THE YARDS BE CLEANER WITHIN 30 DAYS. HE WAS RECEIVED FAVORABLY.

THE ANNUAL MEETING OF I.H.H.I WAS APRIL 21, 2011, MEETING AT TODD JOYCE'S. PRESENT WERE TODD JOYCE, ANALISA BERENS, TREASURER, CORA DUIN, SECRETARY.
 
ANALISA REPORTED THAT SHE HAD NOTIFIED RESIDENT/OWNERS VIA E-MAIL THAT THE ANNUAL DUES ARE DUE APRIL 1, 2011. ONLY 2 PEOPLE HAD PAID. TODD OFFERED SOME COLLECTION IDEAS THAT HE HAS USED IN HIS BUSINESS. HE ALSO SUGGESTED A BULLETIN BOARD IN THE AREA OF THE MAIL BOXES TO BETTER COMMUNICATE WITH RESIDENTS. WE DECIDED TO EXPLORE THIS IDEA.
 
WE DID TALK ABOUT THE ROADS AND DECIDED TO WAIT UNTIL COLLECTIONS WERE COMPLETE AND DO ROAD IMPROVEMENTS IN THE FALL.

Indian Hills Homes, Inc. Met at the shop of Todd Joyce, 36704 Quail Ridge Rd.
 
Members present were, Todd Joyce, Kay Witte, Gary Dillon, Scott Nelson, Judy Roach, AnaLisa Berens, Doug & Crarlene Jorn, Jim & Jackie Stewart, James Thiel, Ron Newingham and Cora Duin.
 
Cora Duin was the only board member present and called the meeting to order.
Cora reported that the new covenants voted in on June 10 2010 were registered with Cass County Register of Deeds, Book 71 misc. page 659 # 3953. The cost was $55.
 
The incorporation papers were filed with the State of Nebraska.  The corporate name is Indian Hills Homes, INC. Cost was $45.
 
After discussion of and voting for board members, John Harrington became President, Roger Theimer Vice President, Analisa Berens Treasurer, Cora Duin, Secretary, and Judy Roach Director.
 
2010 dues of $200/lot are payable Oct. 1, 2010.
 
Annual dues of $200/lot  payable and due April 1, 2011.
 
The Annual meeting will be the 3rd Thursday of April, at Todd Joyces shop.
 
It was voted to pay Attorney Dave Drevo $300 for helping to draw up covenants and Articles of Incorporation. Mr Drevo did not bill us for his services. The payment is to be split, half in 2010 and half in 2011.
